Apartment Turnover Painting in Long Beach, CA

Long Beach Expert Painting is Los Angeles County's trusted expert in apartment turnover painting, working with property managers and portfolio owners on recurring make-ready work and running per-unit turnover repaints, patch and paint, and standing colour and sheen specs across multiple properties. We take work from a single vacated one-bedroom up to portfolio accounts turning several hundred units a year.

Our crews work garden walk-ups, mid-rise elevator buildings and mixed-use podium properties, moving unit to unit on your make-ready calendar so vacancy days do not stack up behind the paint crew. Fully licensed, insured and bonded, with COI, W-9 and references available on request.

From a standing spec sheet that locks body colour, trim colour and sheen across every property in the portfolio to a signed unit sheet handed back to your make-ready coordinator the day the unit is done, our team handles the parts of turnover work that decide whether a unit rents on time.

Serving Long Beach and the surrounding Los Angeles County market, we run standing purchase orders, take key handoffs on a rolling basis, and hand units back inspection-ready.

01

Turn time is the product

A turnover repaint is a scheduling product with paint attached, and the number that matters is days from key handoff to rent-ready.

Unit types, turnover scope and turn time from key handoff
Unit typeTypical scopeTurn time from key handoff
Studio or one bedroom, touch-up and patchPatch nail holes and drywall dings, spot prime, refresh walls where neededSame day to 1 business day
One bedroom, full repaintWalls, ceilings, trim, closets, doors, two coats where colour or condition requires1 to 2 business days
Two bedroom, full repaintWalls, ceilings, trim, doors, closets, one bath2 to 3 business days
Three bedroom or townhome, full repaintTwo levels, stairwell, multiple baths3 to 4 business days
Heavy make-readySmoke or pet damage, stain blocking primer, texture repair, wall replacement patching4 to 6 business days

Those windows assume the unit is clear, power is on, flooring is either out or protected, and the colour spec is already approved. When we hold a standing spec for an account, no one waits on a colour decision, which is where most turnover schedules actually lose their days.

02

Standing colour and sheen spec

A portfolio that repaints unit by unit without a written spec drifts. Three years on, a patched wall does not match the wall beside it, and a partial touch-up becomes a full repaint because nobody can match the sheen. We build the spec once and hold it.

What the spec fixes

  • Body colour and sheen, by product line and code, held per property or portfolio wide
  • Ceiling product and sheen, usually flat, because flat hides imperfection on a lid that has been patched repeatedly
  • Trim, door and jamb product and sheen, usually semi-gloss enamel, because it takes cleaning and emphasises the detail
  • Bath and kitchen wall sheen, usually satin or eggshell, for washability and moisture resistance
  • Primer and stain-block standard for smoke, water staining and tannin bleed
  • Patch and texture standard so repairs match the existing wall texture

That sheet goes to your make-ready coordinator and to our crews. Any deviation is a written change, not a field decision.

One coat or two

This decision moves a per-unit number more than anything else, so we make it visibly.

One coat applies where the existing film is the same colour and sheen from our own spec, the wall is sound, and coverage checks out over spot-primed patches.

Two coats apply on a colour change, over a dark or saturated existing colour, over heavy patching, on any wall carrying smoke or water staining, and anywhere the substrate is repaired enough that a single coat will flash. Going dark to light always adds a coat.

We call it on the walk, mark it on the unit sheet and scope accordingly. A contractor who quotes every unit as one coat is either repainting some at his own cost or handing you units that will not hold.

A clear unit, power on and an approved spec. Those three things are what make a one-day turn possible.

03

Patch volume, and scheduling against move-out

Most turnover labour is repair, not paint.

Patch and paint volume

Nail and anchor holes, corner bead dings, doorknob strikes, drywall damage behind furniture, texture knocked off at corners, caulk failure at tub and counter lines, closet door and jamb damage.

We log patch volume per unit on the unit sheet, because it is what separates a light turn from a heavy one. Where patch count runs consistently high we say so, and it usually points upstream at a missing move-out charge policy. Texture matching is part of the standard, not an extra. A patch that reads as a smooth island on a knockdown wall is a callback waiting to happen.

The calendar is the contract

We work off your notice-to-vacate list, not off ours.

Key handoff. Units are released by lockbox, key handoff or access code, logged with date and time so responsibility is documented on both ends.

Sequencing. Paint sits between clean and flooring, or after flooring with protection down. We schedule to your sequence rather than asking you to change it.

Notice windows. Where a unit has a signed lease with a fixed move-in date, that date drives the crew assignment and we confirm it in writing at handoff.

Rolling capacity. Volume spikes at month end and in summer. We plan crew count against your historical turn curve rather than against last week.

04

Working inside an occupied building

A vacant unit sits inside an occupied building, and the residents on either side of it did not order the work.

Corridors and neighbours

Corridors get runners and wall protection, elevators get pads where the building requires them, and no equipment is left in a public corridor overnight. Low-VOC waterborne products keep the hallway from carrying odour into occupied units.

On pre-1978 buildings, sanding runs under lead-safe RRP work practices with containment and HEPA collection, which matters most in the older stock where turnover volume is highest. Where a unit sits beside a noise-sensitive tenant, we shift the loud prep hours rather than generate a complaint your office has to answer.

Materials at portfolio scale

Waterborne acrylic on walls and ceilings, waterborne enamel on trim and doors for a hard washable film, stain-blocking primer where smoke or water staining is present, and low-VOC products meeting Green Seal GS-11 so a unit is habitable the day it is finished. Sheen is set by the standing spec rather than by whoever is holding the roller.

Credentials

Fully licensed, insured and bonded, with workers compensation in force, an additional insured endorsement on your form, and a COI issued before the first unit. Certified payroll available on prevailing wage and subsidised properties.

Account setup, standing POs and local volume

A recurring relationship costs you less than one-off pricing, which is why we structure turnover work as an account rather than a series of jobs.

How the account is structured

Standing purchase order. A blanket PO with agreed unit rates, drawn down per unit and reconciled monthly with unit-by-unit invoice detail so your accounting can code it by property.

Rate sheet. Fixed per-unit rates by unit type and scope level, plus unit rates for adds, held for a defined term with a written escalation clause rather than a surprise.

Single point of contact. One project manager, one number, one email thread per property.

Local turnover volume

Long Beach apartment inventory is concentrated in Alamitos Beach, Downtown Long Beach, North Long Beach and West Long Beach. Those four submarkets turn steadily across the year rather than in one seasonal spike, which is what makes a standing crew assignment work here.

Downtown mid-rise product turns on elevator windows and dock reservations. The older courtyard and walk-up stock in Alamitos Beach turns fast and carries high patch volume. West Long Beach, ZIP 90810, mixes older residential with apartments and townhouses, and units there frequently need texture repair first.

06

Frequently asked questions about turnover painting

What is the minimum and maximum you will take?

One unit is a valid order on an existing account. At the upper end we staff standing crews against portfolios turning several hundred units a year.

How fast is turn time?

Same day to one business day on a patch-and-paint one bedroom, two to three days on a two bedroom full repaint, four to six on heavy make-ready. Those windows assume a clear unit, power on, and an approved standing spec.

Do you set up standing purchase orders and recurring contracts?

Yes. A blanket PO drawn down per unit with monthly reconciliation, or a recurring maintenance contract covering turnover, patch work, common area refresh and on-call scopes under one agreement.

Can we be named additional insured?

Yes, with an additional insured endorsement on your form and a COI issued before the first unit, alongside workers compensation certificates.

Are you bondable, and do you handle prevailing wage properties?

Yes on both. Bonds are available on qualifying contracts, and we can run certified payroll on prevailing wage and subsidised properties.

Who supervises, and are the crews in-house?

One project manager owns the account. Turnover crews are in-house and assigned to your properties rather than rotated, so the same painters learn your spec and your buildings.

How do you keep every unit matching?

A written standing colour and sheen spec, held per property or portfolio wide, with product line and colour code recorded. Deviation requires a written change, which is what makes a partial touch-up possible two years later instead of a full repaint.

Can you work nights or weekends during a turn spike?

Yes. Month-end and summer spikes are normal here, and we plan crew count against your historical turn curve, including weekend coverage where a lease date requires it.

What happens when a unit comes back worse than expected?

We photograph it, log the patch volume and call you before starting rather than absorbing it silently or billing it as a surprise. Heavy smoke and pet damage move a unit into a different scope level, and you decide.

What are the payment terms on a turnover program?

Net terms agreed in the account contract, invoiced monthly with unit-level detail so your accounting can code by property. Conditional and unconditional lien releases issue with each progress and final payment.
