Interior work, service by service

Interior house painting covers walls, trim, doors, closets and jambs, with patching, caulking and spot priming before any finish coat. We set sheen by room, not by house. Flat hides a wavy 1920s plaster wall in Rose Park, eggshell and satin wash clean in hallways, semi-gloss goes on trim.

Ceiling painting is its own job, not a line item. Ceilings show every roller lap and every stain that bled through, and popcorn texture has to be scraped, skimmed and sealed before it takes a flat coat cleanly.

Drywall repair handles nail pops, doorknob punctures, water damage and seam cracking on additions. Texture matching is the hard part. A patch that is flat and level still reads as a patch under afternoon light if the orange peel or knockdown misses.

Wallpaper removal matters in the older neighbourhoods, where paper was often hung straight onto unprimed plaster. Steam, score, strip, wash off the adhesive, skim the torn face paper, then prime. Painting over paper is faster and it fails.

Kitchen cabinet painting is the highest-impact interior project per dollar in most Long Beach houses. Doors come off, hardware is bagged and labelled, everything is degreased and sanded, and the finish is sprayed rather than brushed.

Exterior work, service by service

Exteriors here fight salt off San Pedro Bay, a marine layer that sits on the film most mornings, and hard UV under only 12.02 inches of annual rain.

Exterior house painting starts with a pressure wash, then scraping, sanding, wood repair, caulking of every joint and a bonding primer where the old film failed. Prep is routinely more than half the labour, and it is the half that decides whether you repaint in twelve years or in four.

Stucco painting is the most common exterior in the city. Portland cement stucco is hard and brittle and separates when the base under it moves, so crack treatment is part of the scope. Where a wall needs bridging we specify elastomeric. On old permeable lime stucco we do not, because sealing a breathable wall traps vapour and the film blisters off in sheets.

Marine and coastal exterior repaint is a separate service because a house four blocks off the water in Belmont Shore, Naples or Bluff Park runs a different repaint clock than one north of Wardlow Road.

Brick and masonry painting covers chimneys, garden walls, foundations and the brick faces on Period Revival homes. Masonry needs a coating that lets vapour move, which is why the specification usually lands on a mineral or lime system rather than a film-forming acrylic.

Specialty and historic finishes

Long Beach has 18 designated historic districts, the earliest designated in 1982, and the work inside them is not ordinary repainting. Historic home restoration painting covers the Craftsman bungalows of Hellman Street and Rose Park, the Spanish Colonial Revival stock in California Heights and the Wrigley Area, and the Victorian and Prairie mix in Drake Park. Limewash and mineral coatings suit that stock because limewash is drawn into the substrate instead of sitting on top of it, then cures by carbonation into calcite. Damp the wall wrong and the finish goes powdery. Silicate mineral paints give similar breathability with more durability, which is why they keep winning specifications on 1920s masonry. Venetian plaster is interior work: slaked lime and marble dust laid in one to four thin passes, then burnished with a steel trowel to a glass-like sheen with real depth.

Garage floor epoxy begins with diamond grinding or shot blasting and a moisture vapour test, because epoxy bonds mechanically into a roughened profile and will not tolerate a slab pushing vapour up through it. Epoxy alone chalks out and yellows under UV, so anything catching daylight gets a polyaspartic or urethane topcoat. Deck and fence staining is strip, sand, stain and seal, done on a schedule rather than after the wood has greyed and split.

Questions about choosing a painting service

Can two services run on one project?

Yes, and it is usually cheaper in access and setup than booking them separately. Interior painting plus drywall repair, or an exterior repaint plus deck and fence staining, share the same masking, the same crew and one mobilisation. We write them as one scope with the line items separated so you can see what each part covers.

Do you take small jobs, or only whole-house work?

We take single-room and single-elevation work, including one ceiling, one stairwell or a garage floor. Smaller jobs get scheduled into gaps between larger projects, so there is sometimes a wait on a specific date, and we will tell you that up front rather than after you have booked.

What does a written scope include?

Surfaces in and out of scope, the preparation for each one, the primer and finish products by type, the number of coats, sheen by surface, colour references once selected, access and equipment needed, and the sequence of work. It is the document you can hold us to, and it is the reason two bids that look similar in total often are not comparable at all.

Are your residential and commercial crews the same people?

The trade skills overlap but the working method does not, so the crews are assigned differently. Occupied commercial work runs nights and weekends with different containment, signage and access rules, and the specification is usually written by the owner or manager. Residential work runs daytime with the household in mind.

Which services are best done together on a coastal property?

Near the water, pair the exterior repaint with metal work. Railings, gates, light fixtures, window frames and stair stringers are where chloride corrosion starts, and coating the walls while leaving rusting metal untouched shortens the life of the whole job. Fascia, eaves and any wood that gets salt spray belong in the same phase.

Should I do the interior or the exterior first?

If the exterior film is chalking or peeling, do it first. Exterior failure lets water into the substrate and gets more expensive every season you wait. Interior work carries no such deadline.

Is it cheaper to bundle interior and exterior together?

Usually. One mobilisation, one setup, one crew rotation, and one masking exercise rather than two. We write it as a single scope with the interior and exterior line items kept separate so you can still see what each part covers.

How do I choose between stucco painting and a full exterior repaint?

If the stucco is failing and the trim, fascia and doors are still sound, a stucco system on its own is the smaller job. If the wood is going too, treat the elevation as one system so caulking and primer stay consistent.

Do I need cabinet refinishing or replacement?

If the boxes are solid and the layout works, refinishing keeps the carcasses and counters and changes the entire look in days rather than weeks. Delaminating boxes are not a paint problem, and we will say so.

How far out are you booking?

Most residential projects start within one to three weeks. Interior work runs year round, and exterior scheduling is easy given 12.02 inches of annual rain, though we hold off on a wall still damp from the morning marine layer.

How far ahead should a commercial repaint be booked?

Bring us in during planning rather than after a budget is fixed. Specification, colour approval, board or ownership sign-off and phasing take longer than the painting on most multi-building projects, and access windows for occupied buildings get scarce in the drier months when everyone wants exterior work done.
