Office and Retail Interior Painting in Long Beach, CA

Long Beach Expert Painting is Los Angeles County's trusted expert in office and retail interior painting, working with general contractors, building owners and facility managers, covering tenant improvement buildouts, office and suite repaints, retail and shopping centre interiors, and low-VOC work in medical and clinical space.

We take projects from a 2,000 square foot suite refresh to full-floor and multi-tenant interiors past 60,000 square feet. Our crews work occupied offices, open stores, restaurants and clinics, running nights, weekends and off-hours windows so business hours are not interrupted and doors stay open. Fully licensed, insured and bonded, with COI, W-9 and references available on request.

From a finish schedule review against the drawing set through submittals, mock-ups and a coordinated sequence with drywall, ceiling and flooring trades, to punch and turnover before a fixed opening date, our team handles the parts of an interior package that decide whether it finishes on schedule.

Serving Long Beach and the surrounding Los Angeles County market, we hold the GC's schedule, work the hours the property requires, and turn suites over ready for punch and inspection.

Scope and project size

The number moves on three things: coat count and colour change, wall condition after demolition, and the hours the work has to happen in. Off-hours labour is real cost and we show it as its own line rather than folding it into a square foot rate.

Who this is for

General contractors running tenant improvement buildouts who need a paint sub that submits on time, holds the sequence between drywall and flooring, and does not become the reason turnover slips. Property managers and building owners repainting suites between tenants, refreshing corridors and elevator lobbies, or preparing vacant space for a tour. Facility managers at institutions and campuses carrying a rolling interior maintenance list. Retail and restaurant operators with a fixed opening date and no appetite for a closed day.

02

Working around business hours

On open retail and restaurant space, night work is our default assumption rather than a premium request.

Night and weekend windows

Standard for open stores, restaurants and occupied office floors. We mobilise after close, protect, cut, coat and clear, and the space is usable at open. Off-hours rates are priced in the bid.

Odour and VOC control

Low-VOC waterborne acrylics meeting Green Seal GS-11 in occupied space, negative-pressure ventilation and exhaust where a suite is tight, and no solvent-borne product in an occupied medical or dining space without written approval and a plan.

Merchandise and fixture protection

Racks and cases are moved by your team or masked and covered by ours with poly, board and taped seams. Fixtures, casework, point of sale equipment and flooring are protected as a line item, not an afterthought.

Sequence in a TI buildout

Prime after drywall finish and before ceiling grid closes, finish coats after ceiling and lighting, final coat after casework and before flooring or with flooring protected, then touch-up once every other trade is out. That goes into the GC's schedule rather than asking for the building at the end.

Punch and turnover

Punched by suite or zone, walked with the superintendent or property manager, corrected inside the same window, and turned over with a touch-up kit and the colour schedule so your maintenance team can handle scuffs.

The commercial process

Eight stages, the same on a single suite and on a phased full-floor repaint.

  1. Site walk and finish schedule review

We read the finish schedule against the drawing set and raise discrepancies before bid rather than as an RFI in week two.

  2. Takeoff

By room, wall area, door and frame count, and ceiling area where ceilings are in scope.

  3. Written bid

Scope by area, prep level, product, coats, off-hours labour and exclusions.

  4. Submittals

Product data, VOC and safety data sheets, plus draw-downs and an on-wall mock-up for approval.

  5. Schedule

Keyed to the GC's sequence or to your after-hours windows, confirmed in writing each week.

  6. Execution

Daily protection set and struck, so nothing is left staged in a public area overnight.

  7. Punch by zone

Walked and cleared inside the same window rather than stacked to the end of the package.

  8. Closeout

Colour and sheen schedule, product data, attic stock, touch-up kit and lien releases.

Credentials and compliance

Fully licensed, insured and bonded, with workers compensation in force and additional insured, primary and non-contributory wording and waiver of subrogation available on your form or the GC's. COI before mobilisation. Bonds available on qualifying contracts, and certified payroll on prevailing wage and public work, including school district and municipal interior packages. Lead-safe RRP work practices in pre-1978 buildings.

Materials and sheens for commercial interiors

Sheen follows traffic and cleaning, not preference.

Commercial interior spaces, the product and sheen specified and the reasoning
SpaceProduct and sheenReasoning
Office walls and corridorsLow-VOC waterborne acrylic, eggshellModerate sheen with good washability, which is what a corridor with rolling carts actually needs
Retail sales floorWaterborne acrylic, eggshell or satinSatin is durable and takes cleaning where fixtures and stock contact the wall
Restaurant back of house and restroomsWaterborne enamel, satin or semi-glossEnamel gives a hard glossy film that resists moisture and repeated washing
Medical, dental and clinical spaceLow-VOC waterborne acrylic and enamel, satin to semi-glossWashability and disinfectant tolerance, with VOC content controlling the return-to-service window
Doors, frames and trimBonding primer plus waterborne enamel, semi-glossSemi-gloss emphasises detail and survives hand contact
Ceilings, drywall and exposed structureFlat on drywall lids, spray-applied on open structureFlat hides imperfection on a lid that carries lighting and sprinkler penetrations
Previously coated or stained substratesStain-blocking primer under the finish systemTannin, water staining and smoke bleed through a waterborne finish without a block coat

Application is airless spray with back-rolling on large open walls and exposed structure, roller and brush in occupied and furnished space where spray is impractical, and HVLP on doors and casework.

Scheduling and local commercial interiors

On a tenant improvement the constraint is usually the trade ahead of us, so we schedule off the GC's updated look-ahead rather than off the original contract date.

Lead time and duration

Award to mobilisation typically runs one to three weeks on an interior scope, faster on a single suite. Field duration runs roughly two to five nights on a 5,000 square foot store, one to two weeks on a 10,000 to 20,000 square foot office suite, and three to six weeks on a full-floor repaint phased by zone.

Off-hours work is staffed as a second shift rather than by stretching the day crew, because a crew on its fourteenth hour is where punch lists come from. Where an opening or inspection date is fixed, we say at bid time whether the window is realistic.

The local map

The retail corridors along Pine Avenue and 2nd Street run in-line storefront space where a closed day is not an option. Belmont Shore carries smaller retail and restaurant space on the same footing. Downtown Long Beach holds the office floor plate and multi-tenant suite inventory, where elevator reservations, freight access and after-hours building policies dictate the schedule as much as the scope does. California State University Long Beach and institutional facilities run interior maintenance on academic calendars, so work windows are fixed months ahead and a missed window costs a term.

Clinical space runs low-VOC throughout, because the return-to-service window is set by VOC content, not by dry time.

Frequently asked questions about commercial interior painting

How small or large a office and retail painting job will you take?

We run everything from a single-suite refresh to phased full-floor and multi-tenant interiors past 60,000 square feet. Small single-suite scopes are still worth sending.

Do you bid from plans?

Yes. Send the drawing set and finish schedule and we bid to it, listing clarifications and exclusions. Where there is no drawing set, we produce the takeoff by room and share it with the bid.

Can the GC be named additional insured?

Yes, with primary and non-contributory wording and waiver of subrogation on your form or the GC’s, plus workers compensation certificates and a COI before mobilisation.

Are you bondable, and do you handle prevailing wage work?

Yes. Bonds are available on qualifying contracts, and we run certified payroll on prevailing wage and public interior packages.

How fast can you mobilise after award?

One to three weeks on most interior scopes, faster on a single suite. On a tenant improvement the constraint is usually the trade ahead of us, not our calendar.

Can you work nights and weekends so we do not close?

Yes, and on open retail and restaurant space it is our default assumption. Off-hours labour is priced into the bid rather than added later.

How do you control odour in occupied space?

Low-VOC waterborne products meeting Green Seal GS-11, containment and exhaust ventilation where a suite is tight, and no solvent-borne product in occupied medical or dining space without written approval. Most spaces are usable the next morning.

Who supervises a tenant space, and are the crews in-house?

A working foreman is on site every shift with an assigned project manager reachable directly. Painting and prep crews are in-house. Any specialty finish subcontracted on a given package is identified in the bid.

Can you hold the sequence between drywall and flooring?

Yes, and it is written into our schedule: prime before the ceiling grid closes, finish after ceiling and lighting, final coat before flooring or over protection, touch-up last.

What do we get at turnover?

Punch by zone, a colour and sheen schedule by room and surface, product data, attic stock and a touch-up kit, plus lien releases with each payment. Workmanship warranty terms are stated in the contract.
