The cycle and the reserve study
Most associations run a five to eight year exterior cycle, and the reserve study usually assumes it. Coastal communities compress it. Salt off San Pedro Bay settles on the film and holds moisture against it, the marine layer keeps it there through the morning, and 12.02 inches of annual rain leaves long UV-loaded stretches with nothing rinsing the surface. South and west elevations chalk first, sometimes a cycle ahead of the north face of the same building, which is worth raising with your reserve analyst.

Homeowners live here, own here, and vote. Disruption is a governance issue, not an inconvenience.
Phasing and balconies
Section phasing. We work a few buildings at a time over months rather than in one push, so no homeowner loses balcony and patio use for more than a defined window.
Balcony and patio scheduling. Balconies are the friction point in every condo repaint. Each unit gets a dated notice to clear the balcony, a defined work window, and a return date. Where an owner does not clear, we document it and move on rather than holding the section.
Unit access. Where interior access is needed for slider frames, entry doors or window trim, we schedule by appointment through the manager, never by knocking cold.
Communication, access and safety
Homeowner communication. All notices go out through your manager under association letterhead, never from us directly, so the association keeps control of the message.
Access and parking. Carport and garage bays rotate on posted dates, fire lanes stay clear, and pool and clubhouse closures are scheduled around association events.
Dust, odour and safety. Lead-safe RRP work practices on pre-1978 buildings, containment and HEPA collection during sanding, low-VOC waterborne products in corridors and clubhouse interiors, and equipment secured nightly.

The approved colour and sheen schedule is recorded by surface and building so the next board, five to eight years out, is not matching by eye.

Application
Airless spray with back-rolling on textured stucco so the film seats into the profile, thicker nap rollers where spray is impractical, and brush on railings and detail.
Credentials and compliance
Fully licensed, insured and bonded, with the association and the management company added as additional insured on your form, primary and non-contributory wording and waiver of subrogation where the CC&Rs or management agreement require it. Workers compensation in force, COI before mobilisation. Many boards require a performance bond on a contract of this size, and we show bond cost as a separate line so the board can vote on it knowingly.
Scheduling, lead time and capacity
From award to mobilisation typically runs four to eight weeks on an association contract, and the driver is almost never the crew. It is the approval path: board vote, architectural committee colour approval, and in many cases a membership notice period. We build that into the schedule at bid time.
Field duration on a 100 to 200 door community usually runs eight to sixteen weeks with section phasing, longer where the board spreads work across fiscal periods to match reserve funding. On coastal-side communities the marine layer pushes start times later in the morning, and that sits on the published calendar rather than surfacing in week two.

Will you present to our board?
Yes. We present scope, phasing, schedule and alternates at an open or executive session, take questions on the record, and leave a packet the board can circulate to owners who were not present.
Can you bid from our reserve study or an existing spec?
Yes. Send the reserve study line, a prior scope, a paint schedule or plans and we bid to it. Where the reserve number and the real condition of the buildings do not match, we say so in writing rather than shaping the bid to fit the line.
How do you handle colour scheme approval?
Draw-downs and brush-outs first, then on-wall mock-ups on an actual elevation so the architectural committee approves the scheme in daylight rather than off a fan deck. The approved scheme is documented by surface and building in the closeout package.
