The commercial process

Nine stages. The ones that decide whether a job finishes on schedule are the four that happen before anybody opens a pail.

  1. Site walk

    Documented with the manager, GC or engineer: coating condition, failures, moisture and adhesion readings where the substrate is in question, elevation photos.

  2. Field takeoff

    Measured quantities by elevation, floor and unit type. On plan work we take off from drawings and note discrepancies before bid, not after award.

  3. Written bid

    Line-itemed by scope area: preparation, product, coats, exclusions, allowances, unit prices for adds. Alternates priced separately so the owner can cut scope without rebidding.

  4. Submittals

    Product data, SDS, colour submittals, warranty terms and the phasing plan, with mock-ups on request before production.

  5. Preconstruction

    Crew loading, sequence, working hours, tenant notification, staging areas, coordination with the GC's schedule.

  6. Phasing plan

    Building by building, wing by wing, floor by floor or unit block by unit block, agreed in writing before mobilisation.

  7. Execution

    Daily manpower reporting, containment where required, a foreman on site who owns the schedule.

  8. Punch list

    Walked with your representative and cleared by phase rather than stacked to the end.

Working in occupied buildings

Most of the work we do is on properties that never close. That is a scheduling problem before it is a painting problem.

Apartment communities

We phase by building and post resident notices with dates and access requirements, keeping entries and parking usable outside the active work zone. Turnovers are scheduled against the leasing calendar so a unit is coated, dried and inspected inside its vacancy window.

Offices and retail

We work nights, early mornings and weekends. Low-odour and low-VOC systems go into any space occupied within hours of coating, standard in medical suites and in schools working a summer window. Egress stays open, wet areas stay barricaded and signed, and equipment leaves the floor before the space reopens.

Industrial and port-adjacent work

Containment, ventilation and hot-work coordination happen with the facility's safety group before mobilisation rather than on the first morning.

Credentials and compliance

Fully licensed, insured and bonded, with additional insured status and waiver of subrogation issued where the contract requires it, and bid, performance and payment bonds on qualifying work. Workers compensation in force, certificates issued directly to the requesting party. We are set up for prevailing wage and certified payroll on public work, including school district and municipal contracts. Lead-safe practices apply to any building predating 1978, which covers a large share of the older apartment inventory in Long Beach. VOC limits govern product selection statewide, and we specify to those limits and to Green Seal GS-11 where a low-emitting product is required.

Materials and systems at commercial scale

Substrate drives the system, and sheen follows traffic.

Interiors and metal

Acrylic latex over primed drywall and stucco in occupied interiors, because it is water-borne, cures by coalescence and re-coats fast. Alkyd and oil where a hard, chemically cured film is needed on metal doors, frames and railings. Semi-gloss on corridors, stairwells and production areas because it washes, satin in units and offices, flat on irregular high ceilings.

Exteriors

Cement stucco exteriors take crack routing and patching, then elastomeric or high-build acrylic depending on movement. Portland cement stucco is brittle and separates from an unstable base, so movement joints are part of the coating scope. Older masonry gets breathable mineral or silicate systems instead, because a film-forming coating over a permeable wall traps vapour and blisters.

Floors and steel

Epoxy is ground or shot blasted to a mechanical profile and moisture vapour tested before any resin goes down. Epoxy chalks out under UV and yellows by oxidation, so exposed installations carry a polyaspartic or urethane topcoat. Cure is exothermic and degrades if a batch is mixed too large, so ratios and batch sizes are logged.

Scheduling, lead time and capacity

Typical lead time from award to mobilisation is two to four weeks on projects of standard size, longer where custom colour matching, long-lead coatings or bonding are involved. Crews are sized to the phase, not the total contract: a 200-unit exterior program runs a different manpower curve than a 40,000 square foot warehouse floor done across two weekends.

Weather rarely stops exterior production here. Annual rainfall is 12.02 inches and the annual average temperature is 64.9 degrees, August at 74.3 and December at 56.7. The real constraint is the morning marine layer, which holds surface moisture on elevations well past sunrise and pushes coating windows later into the day.

Can you price a commercial contract from drawings alone?

Yes. We take off from drawings and specifications, review the finish schedule and coating spec, and submit written RFIs on discrepancies before the bid date, not as change orders after award.

What insurance and bonding do you carry?

We are fully licensed, insured and bonded. Certificates name the owner, manager or GC as additional insured, with waiver of subrogation and primary and non-contributory wording where the contract requires it, and workers compensation certificates come on the same request. Bid, performance and payment bonds are available on qualifying projects and carried as a separate bid line.

Do you handle prevailing wage and public work?

Yes. Certified payroll and prevailing wage on school district and municipal contracts, registered and reported as those contracts require.

What is your lead time from award to start?

Two to four weeks on projects of standard size. Custom colour matching, long-lead coatings and bond issuance can extend it, and the driving item is named in the bid.

How do you phase an occupied property, and can you work nights and weekends?

Turnovers are bid as unit prices by unit type and scope, on a standing annual schedule. Damage beyond normal wear is a separate line so it does not distort the base unit rate.

What warranty and closeout documents do you provide?

A written workmanship warranty, manufacturer warranty documentation where applicable, final unconditional lien releases, a colour and product schedule by area, attic stock quantities, and phase photos.

Who supervises, and do you self-perform?

A foreman is on site for each phase and owns the schedule, daily manpower reporting and the punch walk, with a project manager handling submittals, change orders and billing. Preparation and application are self-performed. Scaffolding, high-access rigging and abatement are licensed subcontractors, identified in the bid.

What are your payment terms?

Monthly progress billing against a schedule of values, with retention per the contract and conditional releases issued with each application. Terms are stated in the bid and confirmed at award.

Can you hold a standing maintenance account across several properties?

Yes. That is how smaller recurring scopes are best handled, with an annual scope, agreed unit rates and a single point of contact for call-offs.
