Two kinds of work, one city
Paramount is a working city with a mixed ownership pattern, so the calls we take here run wide. A homeowner on a 1950s lot wants the whole outside done before summer. A landlord with a fourplex needs two units painted between tenants. Both are normal weeks for us.
What the housing is
Paramount incorporated on January 30, 1957, and the housing tells you that. Construction here is predominantly mid-20th century, which means stucco over wood frame, wood fascia and eaves, flat or lightly textured drywall inside, and single-pane era trim details that have been painted many times over. Nothing exotic. Just a lot of surfaces that have carried six or seven coats and now need someone to deal with what is underneath rather than add a seventh.
The ownership split changes the job
With rented homes outnumbering owner-occupied ones, more than half the doors in this city belong to somebody who is renting. Owner projects run long and thorough, usually exterior plus one or two interior phases. Rental work runs on a clock, because an empty unit earns nothing.
We will tell you what to phase
That does not mean thinner paint. It means we tell you honestly which parts of a job actually protect the building and which parts are appearance, and we let you phase the rest. Fascia and south-facing walls first. The north side can wait a year.
Then there is the air
I-105 crosses the northern edge of the city, I-710 runs along the west side, and SR 91 sits just south. Traffic film and light industrial dust settle on exterior walls here in a way they do not settle on a quiet inland cul-de-sac, and a wall that is not properly washed before coating will not hold the film. Pressure washing is not a courtesy step on a Paramount exterior. It is the step that decides the result.
| Surface you have | What it usually needs | System we specify |
|---|---|---|
| Cement stucco on 1950s and 1960s tract walls | Crack treatment first, because Portland cement stucco is hard and brittle and separates when the base under it moves | Elastomeric or high-build acrylic |
| Wood fascia, eaves and garage trim | Scrape, sand, spot prime bare wood | Alkyd primer under an acrylic topcoat |
| Interior drywall with older texture | Patch, texture match, sand flush | Acrylic latex in matte or eggshell |
| Rental unit walls and ceilings | Fast recoat, uniform colour, washability | Acrylic latex in eggshell or satin |
| Steel security doors, gates and railings | Degrease, remove rust, prime | Direct-to-metal enamel |
| Concrete garage slab | Diamond grind, moisture vapour test | Two-part epoxy with a UV-stable topcoat |

Areas and corridors we cover
We work the whole city inside ZIP 90723, from the northern strip near the I-105 corridor down to the Long Beach line, and across to the I-710 side on the west.
Pasture inside living memory
Paramount was a dairy and hay centre before it was a suburb, and the last dairy closed in 1977. The Hay Tree survives as a California State Historical Landmark and is the reminder that these blocks were pasture inside living memory. The Zamboni Company keeps its headquarters here alongside the Iceland ice rink, which is a genuinely unusual piece of local industry to have on your street grid. The Paramount library anchors the civic side of town.
Restaurants and small commercial
The city carries a large Hispanic and Latino population, notably from Sinaloa, and with it a real concentration of estilo sinaloense restaurants. Those rooms take a beating. Grease, steam, constant wipe-down. When a restaurant owner or a small commercial landlord calls, we scope it as commercial work with washable coatings and off-hours phasing rather than as a house repaint. That side runs through our office and retail interior painting page, where business owners get a bid rather than a homeowner estimate.

Our process
Walkthrough
We look at the actual walls, check for chalking, blistering and moisture, and measure. No phone quotes.
Written estimate
Prep scope, product, number of coats, exclusions, itemised in writing.
Colour and sheen
Flat hides imperfection on an older ceiling. Eggshell and satin wash down, which matters in a rental. Semi-gloss goes on doors and trim.
Wash and protect
Pressure washing on exteriors, then masking, drop cloths, plant and driveway protection.
Prep
Scraping, sanding, wood repair, caulking, crack treatment, priming. This is where the hours go.
Application
Brush, roller or airless spray by surface, with a thicker nap on textured stucco and back-rolling where spray alone would not seat the film.
Walkthrough and touch-up
We walk it with you and fix the punch list before the crew leaves.
04
Why Paramount property owners hire us
We are close
Our base is in Long Beach, directly south of the city line, so a Paramount walkthrough is a short drive rather than a scheduling problem.
We understand turnover maths
An occupied-to-vacant repaint is a different job from a homeowner repaint, and we run it that way: predictable scope, fast recoat products, and a crew that finishes the unit rather than trickling back for a week.
We match the coating to the wall
Elastomeric where a cement stucco wall needs bridging over treated cracks. Breathable systems where an older wall needs to release vapour. Two-part epoxy with a UV-stable topcoat on garage slabs, because epoxy alone chalks out and yellows under sunlight.
Lead-safe practice on older houses
Anything built before 1978 gets containment and lead-safe work practices as standard, and a great deal of Paramount predates that line.

05
What moves the number
Prep, not paint.
Failed film, dry-rotted fascia, stucco cracks that trace back to a moving base, and any wall that has trapped moisture behind it will all add labour before a drop of finish coat goes on. That is why we do not quote from a phone call here. A wall carrying six coats and a decade of traffic film needs a different scope from one that was properly done eight years ago, and the only way to tell them apart is to stand in front of them.

Frequently asked questions about painting in Paramount
Do you serve all of Paramount, including ZIP 90723?
Yes. Paramount uses the single ZIP 90723 and we cover all of it, from the blocks near the I-105 corridor in the north to the Long Beach line in the south and out to the I-710 side.
How fast can you get to Paramount from Long Beach?
Same day for a walkthrough in most weeks. We are based in Long Beach to the south, so travel is minutes rather than a cross-county trip. Most residential projects start within one to three weeks of an accepted estimate.
I own a duplex or a fourplex here. Will you paint between tenants?
Yes, and it is a large share of what we do in this city given that 57.1 percent of Paramount households rent. Tell us the unit count and the date the keys come back and we will build the schedule around it. Larger multifamily buildings and portfolios go through our commercial team instead.
Does the freeway traffic really affect the paint?
It affects the prep. Traffic film and light industrial dust settle on walls here, and a coating over that lets go at the bond line. The wash is the step that decides the result on a Paramount exterior.
Can you coat metal gates and security doors?
Yes. Degrease, take the rust back to sound metal, prime with a direct-to-metal system and finish in enamel. On this street grid that is routine work.
Do you offer free written estimates in Paramount?
Yes. We walk the property, check film condition and moisture, measure, and give you an itemised written estimate at no charge. Call (562) 269-1108.
Are you licensed and insured to work in Paramount?
Yes. We are fully licensed, insured and bonded, with a certificate of insurance available on request.
What warranty comes with a Paramount repaint?
We warranty our workmanship, and the coating manufacturer’s warranty applies separately. Terms are written into your estimate before work begins.
Do you cross into Orange County from Paramount?
We do. Paramount sits in Los Angeles County, and our service area runs across the county line into north Orange County as well.
