Access is the first variable

A building reachable from a boom lift bids differently from one needing swing stage rigging, permits and a tie-back inspection. The access method is decided per elevation and named in the bid.

Substrate condition is the second

Failed sealant, spalled concrete, corroded metal and delaminating EIFS are repair scope that belongs in the bid rather than in week three.

  1. Site walk

    Every elevation, at grade and from height where needed. We check film adhesion, chalking, sealant condition at joints and window perimeters, concrete spalling, EIFS delamination and metal corrosion, and photograph conditions by elevation.

  2. Takeoff

    Wall area by elevation and substrate, linear feet of sealant joint, door and frame counts, parapet and coping footage, dock door and bollard counts, and the access method for each face.

  3. Written bid

    Scope by elevation, prep level, coating system and coats, sealant scope, access method, exclusions and unit rates for adds. If you sent a spec, we bid to the spec and list any deviation.

  4. Submittals and samples

    Product data sheets, safety data sheets, VOC documentation, sealant data and warranty terms, draw-downs, and an on-wall mock-up on a real elevation for colour and finish approval.

  5. Scheduling and phasing

    Elevation sequence, access equipment set and strike dates, street or lot closures where permitting is needed, tenant notice dates, and night or weekend windows named in the schedule.

  6. Execution

    Pressure washing, scraping and sanding, concrete patching and crack repair, sealant removal and replacement, rust remediation, spot or full priming, then spray and back-roll on texture, roller and brush where spray is not appropriate.

Envelope work happens over people's heads while they are at work.

Protection and access

Overhead protection, sidewalk canopies and controlled drop zones go up before a lift moves. Storefront entries stay open, with entrance work scheduled off-hours so retail traffic is never routed around a scaffold during business hours. Docks and truck courts keep operating, sequenced so a distribution building never loses more than a defined number of positions at once.

Odour, notice and off-hours

Odour and overspray are controlled with containment, masking and low-VOC waterborne products wherever the system allows. Tenant notices go out through property management on their letterhead with dates by elevation. Night and weekend windows are priced into the bid, scheduled around retail peak hours, tenant events and shipping cutoffs.

Safety and compliance

Fall protection and aerial lift procedures are in force on every elevated scope, with swing stage rigging documented and tie-backs verified before use. Site-specific safety plans and orientation on GC-controlled sites. Lead-safe RRP work practices on pre-1978 structures, which covers a meaningful share of the older commercial stock in the city.

Application

Airless spray with back-rolling on textured concrete and stucco so the film seats into the profile, HVLP and brush on storefront frames and detail metal, and thicker nap rollers where a sprayer cannot be masked safely.

Scheduling, lead time and capacity

Award to mobilisation typically runs two to five weeks, driven mostly by submittal turnaround, colour approval and access equipment scheduling. Swing stage work adds lead time for rigging and permits. Field duration runs roughly one to three weeks on a single-story retail shell and six to twelve weeks on a multi-story office with full sealant replacement.

Rain is rarely the constraint here, at 12.02 inches a year. The marine layer is. A concrete panel still damp at nine in the morning is not ready for coating, so port-adjacent elevations start later in the day.

How small or large a commercial exterior painting job will you take?

We bid single-story shells at the low end and multi-story envelopes with full sealant replacement at the top, along with tilt-up industrial buildings past 150,000 square feet of panel face.

Will you bid a commercial envelope from plans and specifications?

Yes. Send drawings, an elevation set, a finish schedule or a written spec and we bid to it, listing clarifications and exclusions. Where no documents exist we produce the takeoff and access plan ourselves and share both with the bid.

Can you be added as additional insured on our form?

Yes, with primary and non-contributory wording and waiver of subrogation available on your form or the GC’s, plus workers compensation certificates and a COI before mobilisation.

Are you bondable, and do you do public bid work?

Yes. Payment and performance bonds are available on qualifying contracts, and we run certified payroll on prevailing wage and public bid packages.

How do you handle multi-story access?

By elevation, using the method that fits the face: boom lift where there is ground clearance and a stable set, scaffold where there is not, and swing stage on tall or tight elevations with documented rigging and verified tie-backs. The access plan is part of the bid, not a field decision.

Is sealant replacement in scope or extra?

We bid it in scope by default and show it as a separate line with linear footage, because a repaint over failed joint sealant fails at the joint first. If you want it excluded, we exclude it in writing.

Can you work nights and weekends?

Yes. Storefronts, entries, occupied office elevations and active dock faces are routinely done on night or weekend windows, and that labour is priced into the bid.

How long between award and the first day on a commercial envelope?

Two to five weeks typically, driven by submittals, colour approval and access equipment scheduling. Swing stage scopes add rigging and permit lead time.

Who supervises the work, and do you self-perform?

A working foreman is on site daily with an assigned project manager reachable directly. Painting, prep and coating crews are in-house. Access equipment, and occasionally high-rise rigging, may be subcontracted, and we name that in the bid.

What are your payment and lien terms?

Progress billing against measured completed work, with conditional lien releases at each progress payment and unconditional releases at final, from us and any tier below us. Retention terms are stated in the contract before work starts.
