Condominium building exterior repaint in progress at an association property in Long Beach, CA.

HOA and Condo Association Painting in Long Beach, CA

Long Beach Expert Painting is Los Angeles County's trusted expert in community association painting, bidding this work with HOA boards, community association managers and management companies on full-community exterior repaints, building envelope coatings, and balcony, railing and common area systems. We handle communities from a 30 unit condo building to associations past 500 doors.

Our crews work stacked-flat condo buildings, townhome communities, mid-rise elevator properties and age-restricted communities, phasing work in sections over months so homeowners keep balcony access, parking and a route to their front door. Fully licensed, insured and bonded, with COI, W-9 and references available on request.

From a bid packet built for a board meeting, with a measured takeoff, a phasing map and a draw schedule the treasurer can read, to a closeout package with the approved colour scheme documented building by building, our team handles the parts of an association repaint that decide whether it finishes on schedule.

Serving Long Beach and the surrounding Los Angeles County market, we present to boards, work to the architectural committee's approved scheme, and hold the calendar published to homeowners.

Scope and project size

Association work is bid off counts: buildings, doors, stories, wall square footage by elevation, linear feet of railing and balcony edge, stairwells, carport bays, trash and mail structures, pool enclosure, clubhouse.

Community scopes and the measures we count on each
Community scopeTypical measures we count
Single condo building, 30 to 60 units25,000 to 45,000 sq ft of wall area, 2 to 4 stairwells, 40 to 90 balconies
Townhome community, 60 to 120 doors8 to 20 structures, wood trim and fascia heavy, 1,000 to 2,500 linear ft of railing and fence
Mid-rise condo, 8 to 12 storiesSwing stage or boom access, sealant joints, balcony soffits and ceilings
Large association, 200 to 500 doors15 or more buildings, clubhouse, pool enclosure, carports, phased over two or more fiscal periods
Common areas and amenities onlyClubhouse interior, corridors, stairwells, mail structures, trash enclosures

The cycle and the reserve study

Most associations run a five to eight year exterior cycle, and the reserve study usually assumes it. Coastal communities compress it. Salt off San Pedro Bay settles on the film and holds moisture against it, the marine layer keeps it there through the morning, and 12.02 inches of annual rain leaves long UV-loaded stretches with nothing rinsing the surface. South and west elevations chalk first, sometimes a cycle ahead of the north face of the same building, which is worth raising with your reserve analyst.

02

Who this is for, and how an association repaint runs

An association repaint has a longer front end than any other commercial scope, because a committee decides it and a funding calendar releases it.

Boards

Who need a bid clear enough to compare against two others without a construction background, and a contractor who will stand up at the meeting and answer questions.

Community association managers

Managing a portfolio of associations, who need submittals, insurance, a phasing plan and a draw schedule that will not create a governance problem.

Management companies

With a vendor approval process, W-9, COI and contract review, plus a reserve funding calendar that determines when the work can start at all.

Property types across the local market include stacked-flat condo buildings, townhome communities with heavy wood trim and fascia, mid-rise elevator condos downtown, mixed-use podium buildings, and large age-restricted communities. Leisure World in Seal Beach is the clearest local example of a large HOA-governed community with the scale and committee structure that association repaint work has to be built around.

The board presentation and the colour approval are where schedules die. We build both into the timeline rather than treating them as delays, and we will tell you at bid time how many weeks the approval path is likely to cost.

Working in an occupied community

Homeowners live here, own here, and vote. Disruption is a governance issue, not an inconvenience.

Phasing and balconies

Section phasing. We work a few buildings at a time over months rather than in one push, so no homeowner loses balcony and patio use for more than a defined window.

Balcony and patio scheduling. Balconies are the friction point in every condo repaint. Each unit gets a dated notice to clear the balcony, a defined work window, and a return date. Where an owner does not clear, we document it and move on rather than holding the section.

Unit access. Where interior access is needed for slider frames, entry doors or window trim, we schedule by appointment through the manager, never by knocking cold.

Communication, access and safety

Homeowner communication. All notices go out through your manager under association letterhead, never from us directly, so the association keeps control of the message.

Access and parking. Carport and garage bays rotate on posted dates, fire lanes stay clear, and pool and clubhouse closures are scheduled around association events.

Dust, odour and safety. Lead-safe RRP work practices on pre-1978 buildings, containment and HEPA collection during sanding, low-VOC waterborne products in corridors and clubhouse interiors, and equipment secured nightly.

Mock-ups on a real elevation. A fan deck in a clubhouse under fluorescent light has misled a lot of committees.

Materials and systems at community scale

The approved colour and sheen schedule is recorded by surface and building so the next board, five to eight years out, is not matching by eye.

Association surfaces, the system specified and the reasoning
SurfaceSystem specifiedReasoning
Cement stucco elevationsCrack repair, bonding primer, elastomeric or high-build acrylic, two coatsPortland cement stucco is hard and brittle and separates from an unstable base, so an elastomeric film bridges hairline cracking rather than tracking it
Older lime stucco and masonryBreathable mineral or lime-based coatingA permeable wall sealed under a modern acrylic traps vapour behind the film, and it blisters and peels off in sheets
Wood trim, fascia, siding, garage doorsScrape, sand, dry rot repair, alkyd or bonding primer, acrylic finishOxidative-curing primers grip weathered wood that a waterborne primer will not hold
Balcony and stair railings, gatesRust removal, DTM or epoxy primer, urethane topcoatCoastal salt loading attacks steel before it attacks the stucco beside it
Balcony soffits and ceilingsWaterborne acrylic, satinSatin resists moisture and cleans, which matters under a covered balcony
Corridors, stairwells, clubhouse interiorLow-VOC waterborne acrylic, eggshell or satin walls, semi-gloss trimWashability in common space, and semi-gloss emphasises trim detail

Application

Airless spray with back-rolling on textured stucco so the film seats into the profile, thicker nap rollers where spray is impractical, and brush on railings and detail.

Credentials and compliance

Fully licensed, insured and bonded, with the association and the management company added as additional insured on your form, primary and non-contributory wording and waiver of subrogation where the CC&Rs or management agreement require it. Workers compensation in force, COI before mobilisation. Many boards require a performance bond on a contract of this size, and we show bond cost as a separate line so the board can vote on it knowingly.

Scheduling, lead time and capacity

From award to mobilisation typically runs four to eight weeks on an association contract, and the driver is almost never the crew. It is the approval path: board vote, architectural committee colour approval, and in many cases a membership notice period. We build that into the schedule at bid time.

Field duration on a 100 to 200 door community usually runs eight to sixteen weeks with section phasing, longer where the board spreads work across fiscal periods to match reserve funding. On coastal-side communities the marine layer pushes start times later in the morning, and that sits on the published calendar rather than surfacing in week two.

05

Local association and condo stock

A meaningful share of the Long Beach ownership stock is association governed.

Downtown and Belmont Shore

Downtown Long Beach holds the mid-rise condo inventory, where access equipment, sealant joints and street permitting shape the bid. Belmont Shore carries smaller condo and mixed-use buildings off the water, where salt and UV set the cycle and metalwork specification matters as much as the body coating.

The upper end of scale

Just outside the city line, Leisure World in Seal Beach shows what large association scale looks like in this market, with the committee structure, notice requirements and phasing demands a big repaint has to be organised around. Associations of that size do not buy a paint job. They buy a schedule, a communication plan and a documented approval trail, with paint attached.

Frequently asked questions about association painting

What size associations do you bid?

From a single 30 unit condo building to communities past 500 doors. Amenity-only and common-area-only scopes are also welcome.

Will you present to our board?

Yes. We present scope, phasing, schedule and alternates at an open or executive session, take questions on the record, and leave a packet the board can circulate to owners who were not present.

Can you bid from our reserve study or an existing spec?

Yes. Send the reserve study line, a prior scope, a paint schedule or plans and we bid to it. Where the reserve number and the real condition of the buildings do not match, we say so in writing rather than shaping the bid to fit the line.

How do you handle colour scheme approval?

Draw-downs and brush-outs first, then on-wall mock-ups on an actual elevation so the architectural committee approves the scheme in daylight rather than off a fan deck. The approved scheme is documented by surface and building in the closeout package.

Can the association be named additional insured?

Yes, with the association and management company added as additional insured, primary and non-contributory and waiver of subrogation where required, and a COI issued before mobilisation.

Are you bonded?

Yes, with payment and performance bonds available on qualifying contracts. Bond cost appears as a separate line so the board votes on it with the number visible.

Do you handle prevailing wage or public bid work?

Yes, with certified payroll where a scope is publicly funded or subject to prevailing wage.

How long from award to start, and how long does the work take?

Four to eight weeks from award to mobilisation, mostly consumed by board and committee approval. Field time on a 100 to 200 door community typically runs eight to sixteen weeks with section phasing.

How is the work phased so homeowners are not disrupted?

In sections of a few buildings at a time, with published dates, balcony clear-off notices sent through your manager under association letterhead, rotating carport closures, and a defined return date per unit. Each section is punched and signed off as it completes.

How does billing work?

Monthly progress billing against completed and measured work, with conditional lien releases at each progress payment and unconditional releases at final, from us and any tier below us. Retention terms are stated in the contract.
