Turn time is the product
A turnover repaint is a scheduling product with paint attached, and the number that matters is days from key handoff to rent-ready.

Those windows assume the unit is clear, power is on, flooring is either out or protected, and the colour spec is already approved. When we hold a standing spec for an account, no one waits on a colour decision, which is where most turnover schedules actually lose their days.

Standing colour and sheen spec
A portfolio that repaints unit by unit without a written spec drifts. Three years on, a patched wall does not match the wall beside it, and a partial touch-up becomes a full repaint because nobody can match the sheen. We build the spec once and hold it.
What the spec fixes
- Body colour and sheen, by product line and code, held per property or portfolio wide
- Ceiling product and sheen, usually flat, because flat hides imperfection on a lid that has been patched repeatedly
- Trim, door and jamb product and sheen, usually semi-gloss enamel, because it takes cleaning and emphasises the detail
- Bath and kitchen wall sheen, usually satin or eggshell, for washability and moisture resistance
- Primer and stain-block standard for smoke, water staining and tannin bleed
- Patch and texture standard so repairs match the existing wall texture
That sheet goes to your make-ready coordinator and to our crews. Any deviation is a written change, not a field decision.
One coat or two
This decision moves a per-unit number more than anything else, so we make it visibly.
One coat applies where the existing film is the same colour and sheen from our own spec, the wall is sound, and coverage checks out over spot-primed patches.
Two coats apply on a colour change, over a dark or saturated existing colour, over heavy patching, on any wall carrying smoke or water staining, and anywhere the substrate is repaired enough that a single coat will flash. Going dark to light always adds a coat.
We call it on the walk, mark it on the unit sheet and scope accordingly. A contractor who quotes every unit as one coat is either repainting some at his own cost or handing you units that will not hold.

Patch volume, and scheduling against move-out
Most turnover labour is repair, not paint.
Patch and paint volume
Nail and anchor holes, corner bead dings, doorknob strikes, drywall damage behind furniture, texture knocked off at corners, caulk failure at tub and counter lines, closet door and jamb damage.
We log patch volume per unit on the unit sheet, because it is what separates a light turn from a heavy one. Where patch count runs consistently high we say so, and it usually points upstream at a missing move-out charge policy. Texture matching is part of the standard, not an extra. A patch that reads as a smooth island on a knockdown wall is a callback waiting to happen.
The calendar is the contract
We work off your notice-to-vacate list, not off ours.
Key handoff. Units are released by lockbox, key handoff or access code, logged with date and time so responsibility is documented on both ends.
Sequencing. Paint sits between clean and flooring, or after flooring with protection down. We schedule to your sequence rather than asking you to change it.
Notice windows. Where a unit has a signed lease with a fixed move-in date, that date drives the crew assignment and we confirm it in writing at handoff.
Rolling capacity. Volume spikes at month end and in summer. We plan crew count against your historical turn curve rather than against last week.

Working inside an occupied building
A vacant unit sits inside an occupied building, and the residents on either side of it did not order the work.
Corridors and neighbours
Corridors get runners and wall protection, elevators get pads where the building requires them, and no equipment is left in a public corridor overnight. Low-VOC waterborne products keep the hallway from carrying odour into occupied units.
On pre-1978 buildings, sanding runs under lead-safe RRP work practices with containment and HEPA collection, which matters most in the older stock where turnover volume is highest. Where a unit sits beside a noise-sensitive tenant, we shift the loud prep hours rather than generate a complaint your office has to answer.
Materials at portfolio scale
Waterborne acrylic on walls and ceilings, waterborne enamel on trim and doors for a hard washable film, stain-blocking primer where smoke or water staining is present, and low-VOC products meeting Green Seal GS-11 so a unit is habitable the day it is finished. Sheen is set by the standing spec rather than by whoever is holding the roller.
