Working around business hours
On open retail and restaurant space, night work is our default assumption rather than a premium request.
Night and weekend windows
Standard for open stores, restaurants and occupied office floors. We mobilise after close, protect, cut, coat and clear, and the space is usable at open. Off-hours rates are priced in the bid.
Odour and VOC control
Low-VOC waterborne acrylics meeting Green Seal GS-11 in occupied space, negative-pressure ventilation and exhaust where a suite is tight, and no solvent-borne product in an occupied medical or dining space without written approval and a plan.
Merchandise and fixture protection
Racks and cases are moved by your team or masked and covered by ours with poly, board and taped seams. Fixtures, casework, point of sale equipment and flooring are protected as a line item, not an afterthought.
Sequence in a TI buildout
Prime after drywall finish and before ceiling grid closes, finish coats after ceiling and lighting, final coat after casework and before flooring or with flooring protected, then touch-up once every other trade is out. That goes into the GC's schedule rather than asking for the building at the end.
Punch and turnover
Punched by suite or zone, walked with the superintendent or property manager, corrected inside the same window, and turned over with a touch-up kit and the colour schedule so your maintenance team can handle scuffs.

Application is airless spray with back-rolling on large open walls and exposed structure, roller and brush in occupied and furnished space where spray is impractical, and HVLP on doors and casework.

Scheduling and local commercial interiors
On a tenant improvement the constraint is usually the trade ahead of us, so we schedule off the GC's updated look-ahead rather than off the original contract date.
Lead time and duration
Award to mobilisation typically runs one to three weeks on an interior scope, faster on a single suite. Field duration runs roughly two to five nights on a 5,000 square foot store, one to two weeks on a 10,000 to 20,000 square foot office suite, and three to six weeks on a full-floor repaint phased by zone.
Off-hours work is staffed as a second shift rather than by stretching the day crew, because a crew on its fourteenth hour is where punch lists come from. Where an opening or inspection date is fixed, we say at bid time whether the window is realistic.

Do you bid from plans?
Yes. Send the drawing set and finish schedule and we bid to it, listing clarifications and exclusions. Where there is no drawing set, we produce the takeoff by room and share it with the bid.
Can the GC be named additional insured?
Yes, with primary and non-contributory wording and waiver of subrogation on your form or the GC’s, plus workers compensation certificates and a COI before mobilisation.
Are you bondable, and do you handle prevailing wage work?
Yes. Bonds are available on qualifying contracts, and we run certified payroll on prevailing wage and public interior packages.
