What we do on the outside of your house
An exterior repaint is a repair job with a colour change at the end. Anyone selling it as two coats of paint is selling the last eight percent of the work.
The prep sequence
- Wash. Pressure washing to strip chalk, salt film, dirt and mildew. On a coastal house, salt left on the wall becomes a layer between the substrate and the new coating.
- Scrape and sand. Loose, blistered and peeling film comes off, and every hard edge gets feathered so the new coat does not telegraph a step.
- Wood repair. Rot in fascia, rafter tails, sills and trim gets cut out and replaced first. Paint does not stop rot, it hides it until the next inspection.
- Caulk. Every joint, penetration and siding-to-trim transition. This is where wind-driven water gets in.
- Prime. Spot priming on bare substrate, full priming on heavy scrape areas or a hard colour change, bonding primer where the old film is chalky or slick.
- Finish. Two coats by spray, brush, roller or a combination, chosen by substrate.
The whole envelope
We paint body, trim, fascia, soffits, eaves, garage and entry doors, shutters, railings and ironwork. Stucco, wood siding, fibre cement, brick and block are all in scope, and each gets the primer that belongs on it rather than whatever is already in the sprayer.
Why elevations get scoped separately
South and west elevations take the UV and the salt, and they reach the end of their film life years ahead of the north side. Treating a house as one square footage number hides that. We walk all four sides, check chalking by hand, and where a wall warrants it the specification carries an extra coat on that elevation alone.
Historic districts
Long Beach carries 18 designated historic districts, and Certificate of Appropriateness requirements in districts such as California Heights can affect exterior colour and sometimes material. We plan for that in the estimate rather than discovering it midway through the job.

Long Beach weather is the reason exteriors fail here
Long Beach averages 64.9 degrees and takes only 12.02 inches of rain a year. That reads as an easy climate for paint. It is not. Low rainfall means long stretches of unbroken sun, and the wall sits about 20 miles south of downtown Los Angeles with San Pedro Bay right there.
UV and chalking
Ultraviolet light breaks down the binder at the surface and the pigment powders off. The trade calls it chalking, and the industry rates its severity under ISO 4628 Part 6. Run your palm down a west-facing wall on an older repaint in the Wrigley Area, and if your hand comes away the colour of the house, that film is finished.
Salt air
The marine layer carries salt inland off the bay. It settles on the film, holds moisture against it, and accelerates erosion, which is chalking sped up by air and water exposure. Belmont Shore, Naples, Alamitos Beach and Bluff Park take this hardest. The same house plan in Lakewood or Cerritos holds its finish noticeably longer.
Marine layer moisture
A stucco wall that looks dry can still be holding overnight condensation at nine in the morning. Coat it then and you get blistering and peeling later, because those failures come from improper surface treatment and moisture already present in the substrate. Our crews start on the sun side and follow the drying around the house.
Movement and cracking
Cracking comes from unequal expansion and contraction, including coats not allowed to cure completely between applications. On Portland cement stucco, very hard and brittle and prone to cracking and separating when the base under it is unstable, that shows up as hairline mapping and stress cracks off window corners.

Substrates and coating systems
The wall decides the system, not the brand on the can. Six substrates cover almost every house we quote between the shoreline and the Gateway corridor.

Acrylic latex is the workhorse
It is water-borne, it cures by coalescence, and modern formulations carry UV stabilisers in the additive package specifically to slow the chalking described above. On the majority of Long Beach houses it is the right answer, sprayed and back-rolled so the film seats into the stucco texture.
Elastomeric is a different animal
It goes on thick, bridges hairline cracking in cement stucco, and holds up on a sun-loaded wall. It is also a heavy, low-permeability film, and on a lime wall it traps vapour and comes off in sheets. We put it where the substrate is cement and the cracking is real. Mineral silicate and lime-based systems go on older permeable walls, including much of the 1920s stock in the historic districts.

Our process, and what shapes your estimate
Prep is routinely more than half the labour on an exterior. Two houses with identical square footage can differ by a factor of three, because one needs washing and two coats and the other needs scraping, sanding, twelve feet of fascia replacement and a full re-caulk.
What shapes the estimate
- Film condition. Sound and adherent, or chalking, blistered and peeling across two elevations.
- Height and access. A two-story on a tight lot with a steep side yard and second-floor ironwork means staging, and staging is time.
- Wood repair quantity. Fascia, rafter tails, sills and siding boards are counted by the linear foot at the walkthrough rather than guessed at.
- Substrate and system. A standard acrylic repaint and a full elastomeric system over repaired stucco are not comparable scopes.
- Colour change. Covering a dark body colour with a light one adds a coat, sometimes a tinted primer too.
- Detail count. Divided-light windows, shutters, corbels and railings are brush work, and brush work is slow.
Our process
- Elevation walk. All four sides separately, chalking checked by hand, fascia and sills probed for soft wood.
- Written estimate. Prep sequence, wood repair quantities, primer and finish products, coat count, elevations included, exclusions.
- Protection. Plants, hardscape, windows, roofing, fixtures, meters and vehicles covered before anything gets washed.
- Wash. Full envelope, then a dry-out period. We do not compress this step to save a day.
- Scrape, sand, repair. Failed film off, edges feathered, rotted wood replaced, stucco cracks cut and patched.
- Caulk and prime. Every joint sealed, bare and chalky areas primed with the right bonding or masonry primer.
- Two finish coats. Sprayed and back-rolled on stucco, brushed and rolled on trim and detail.
- Final walk. All four elevations with you in daylight, punch list corrected on the same visit.

Can you paint the ironwork and railings at the same time?
Yes, and on a coastal house it should be in the same scope. Rust gets treated back to sound metal, primed, then finished in enamel, because that is the first thing salt air attacks.
