What epoxy actually is
Epoxy is not paint. It is two components mixed in a precise ratio, which react to form a third chemical that existed in neither bucket.
A chemical reaction, not a coat of paint
That reaction is exothermic, and in some cases it produces enough heat to cause thermal degradation if it is not controlled, so mixing ratio and batch size are not places to improvise.
Cured, it bonds three ways: mechanically into a roughened surface, by proximity, and ionically. The mechanical part fails first on a bad install, and it is entirely under the installer's control.
Why epoxy is never the top layer
Epoxy paints tend to deteriorate through what the trade calls chalking out under UV exposure, and they yellow over time by oxidation. A garage door standing open all afternoon puts direct sun on the front third of the slab, which is where a bare epoxy floor goes amber and powdery first.
So a UV-stable polyaspartic or urethane topcoat goes over it. The epoxy does the bonding and the build. The topcoat takes the sun and the tyres.

Prep is the job
Acid etching is the cheap way, and it is why a large share of failed garage coatings in North Long Beach and the postwar tracts off Studebaker Road are peeling right now.
We grind
Etching leaves residue, does not open a consistent profile, and does nothing about a power-trowelled surface. Diamond grinding or shot blasting removes the weak top layer, takes off old coatings and adhesives, and leaves a uniform profile for the resin to key into. It runs under vacuum extraction, and it is the difference between a floor that lasts and a floor that lifts at the first hot tyre.
Then we test for moisture
A slab on grade here can pass vapour up from the soil, and vapour with nowhere to go pushes a coating off no matter how well the surface was profiled. Moisture vapour testing tells us whether the slab needs a vapour-tolerant primer, and it is an inexpensive test that prevents an expensive failure. Cracks, spalls, pitting and oil get addressed in the same stage, and soaked-in oil has to be ground out.

Flake, solid colour, and when you can park on it
Two decisions left after the prep: what it looks like, and how long the garage sits idle.
Flake or solid
A solid-colour floor is clean and industrial, and it shows every dust mote and tyre mark. A flake system broadcasts vinyl chips into the wet base coat and locks them under the clear topcoat. Flake hides slab imperfections and future dirt, adds texture underfoot on a floor that gets wet when a car comes home in the marine layer, and dials from a light scatter to a full broadcast.
Cure time, and hot tyre pickup
The floor is walkable long before it is drivable. Light foot traffic is typically fine the day after the topcoat. Full vehicle traffic typically waits five to seven days on a standard epoxy build.
Hot tyre pickup is the failure impatience causes. A warm tyre parked on a coating that has not fully cross-linked lifts it off the slab in the shape of the tyre. Polyaspartic systems cure faster and shorten that window, which matters if the garage cannot sit idle for a week.
