Read this before you paint brick
Painting brick is close to permanent, and most contractors will not lead with that.
Coming back off is the hard part
Removing a coating from masonry means chemical strippers, abrasive methods, or both, and all of those attack the brick face and the mortar joints along with the paint. You can get most of it off. You will rarely get the wall back to what it was, and on soft 1920s brick you can do real damage trying.
If you want the look changed but the option kept open, limewash and mineral coatings are the honest middle ground. Both breathe, both weather rather than peel, and limewash can be left to wear naturally instead of being stripped.
The permeability argument
Masonry is not a sealed material and was never meant to behave like one. Brick and lime mortar absorb moisture and release it back out, and that cycle is how a masonry wall stays sound.
Put an impermeable acrylic film across the face and the moisture still gets in. It rises from the ground, arrives through the joints, condenses inside the wall. What changes is that it can no longer leave through the face. It collects behind the film, and it pushes. The trade's own account of blistering and peeling is that these failures are most commonly due to improper surface treatment before application and inherent moisture already present in the substrate. The paint is not defective. It is doing what a film-forming coating does with water behind it.

How limewash works
Limewash is slaked lime or chalk, and it cures by carbonation, reacting with atmospheric carbon dioxide to form calcium carbonate as calcite. Opacity increases as it dries and again as it cures. Unlike a modern paint that adheres to the surface, limewash is drawn into the substrate, which is why the wall gets damped first to control absorption. Rush that and the finish goes powdery.
Its one real limitation
Basic limewash can be inadequate in its ability to prevent rain-driven water ingress. In a city that sees 12.02 inches of rain a year that matters less than it would elsewhere, but on an exposed elevation it belongs in the conversation. Cement additives improve rain resistance and restrict breathability, which makes them inadvisable on a preserved historic building. Mineral silicate paints have gained ground for exactly that reason, keeping the breathability and adding durability.

Efflorescence, salt and where it comes from
White crystalline bloom on a brick face is efflorescence. Water moving through the masonry dissolves salts inside it, carries them to the surface, evaporates, and leaves the salt behind.
Why coating over it always fails
The salt keeps arriving, crystallises under the film, and pushes the coating off from behind. Find and stop the water source, remove the deposits, let the wall dry, then confirm it stays clean before anything is applied.
Long Beach adds salt from a second direction. Air off San Pedro Bay carries it inland, and the marine layer keeps those surfaces damp enough for it to work. On masonry within a few blocks of the water, that argues hard for a breathable system.
Repair comes first
- Tuckpointing and repointing. Failed joints get raked out and repacked. On older masonry the replacement mortar has to be softer than the brick, because hard modern mortar transfers stress into the brick face and spalls it.
- Spalled and damaged brick, replaced or repaired unit by unit.
- Cleaning. Gentle methods first. Aggressive pressure washing on soft historic brick does damage that never comes back.
- Moisture source correction. Failed flashing, a broken downspout, grade against the wall.
- Chimneys, planters and garden walls, which take the most water and fail first.

Long Beach masonry and the historic districts
Long Beach has 18 designated historic districts, and much of the housing inside them dates to the 1920s.
The districts
Rose Park was designated in 1997 with Craftsman bungalows from 1910 to 1922 alongside Victorian and Spanish Colonial Revival. Rose Park South, designated 2001, carries Craftsman stock from 1910 to 1924. Drake Park and Wilmore City, designated 1998, holds Victorian, Craftsman, Mission and Prairie buildings, and Linden Avenue was designated in 1994.
Masonry from that era was built with soft brick and lime mortar and depends on being permeable. It is also frequently protected. In California Heights, a local historic district since 1990, exterior modification requires a Certificate of Appropriateness from the city, and colour and material are part of the review. We work inside that process. The older stock near Downtown Long Beach follows the same construction logic even where the review does not apply.
